Originally a farming settlement, it changed dramatically in the 1850s with the arrival of the railway, quickly becoming a commuter suburb. Since then, it has become a sought after cosmopolitan area, popular with young families for its schools and professionals seeking a quieter life away from the hustle and bustle of the city.
Homes in the area are period and Arts and Crafts style, with a range of red-brick mansion blocks, Edwardian townhouses and magnificent Victorian villas. Nowadays, these properties sit alongside Art Deco blocks like Du Cane Court, as well as modern developments with on-site amenities.

Balham is positioned between four major south London commons. Clapham Common to the north has sports pitches and a fishing lake, and hosts a number of summer music festivals. Located in Zone 3, transport connections here are excellent. The Underground station provides easy access to both branches of the Northern line, reaching Bank and London Waterloo in 20 minutes. Victoria is just a 16 minute journey away via the mainline rail station’s direct services. Cycle Superhighway 7 also runs through the neighbourhood, linking it with Clapham Junction, Brixton, and Battersea Park.
